Yikalo Warsai Building, Oakland, CA

The renovation of this mixed-use building was a key component in the economic renaissance of its North Oakland neighborhood. The newly renovated building provides 4,000 feet of office space, refurbished apartments on the upper floor, and a new café at the busy street corner.

To revitalize this battered building, we stripped it down to the frame and provided a new interior layout, new plumbing, heating, and electrical service as well as a full seismic retrofit.

The addition of two new towers at key corners of the building, new glass and steel awnings, decorative ironwork, and a rich color palette create a warm and vibrant presence in the building's urban setting.

Prior to beginning the building's renovation KDA was retained to provide a feasibility study for the project. By analyzing current housing trends, sales prices, rental prices and zoning codes, we determined that a mix of uses including residences, offices and cafe would provide a stable and healthy return on the client's investment while avoiding a potentially costly entitlements process.
